What is Sealcoating?

Side-by-side comparison of cracked old asphalt and fresh blacktop with white lines.

Sealcoating is an essential aspect of asphalt maintenance that involves applying a protective sealant to your asphalt surfaces. This process shields them from the elements, prevents oxidation, and enhances their appearance. The protective sealant plays a crucial role in guarding against:

Water Damage: Prevents water from seeping into the asphalt and causing cracks or potholes.

Sun & UV Damage: Protects the surface from sun exposure that can lead to drying and cracking of the asphalt.

Oil & Gasoline Spills: Shields the pavement from staining and surface damage caused by oil, fuel, and other chemicals.

General Wear & Tear: Minimizes the impact of traffic and harsh weather conditions.

Benefits of Sealcoating:

Extends Asphalt Lifespan: Regular sealcoating can prevent premature deterioration and extend the life of your asphalt by up to 30%.

Enhanced Appearance: Sealcoating gives your pavement a fresh, sleek, black look, significantly improving the curb appeal of your property.

Cost-Effective: Investing in sealcoating services can save you money by avoiding costly repairs such as resurfacing and patching.

When Should You Sealcoat?

It is generally recommended to schedule sealcoating every 2–3 years, depending on traffic, weather conditions, and the current state of your pavement.
